Included with the report includes either a lodged EPC (Energy Performance Certificate) or an EPR. An EPR or Energy Performance Report isnt lodged but similar to an EPC and can give you a guage on how your property rates.

About an EPC
An EPC provides information on how energy efficient your property is.
It takes into account the age of the property and extensions along with installations such as boilers, windows, lighting and insulation.
The surveyor inspecting the property takes these factors plus a number of other deciding factors. It is then placed into software that produces the graph you see on agents particulars.
It is a very useful tool in helping where to improve your home and reduce your bills and carbon footprint.
